CHOOSING YOUR PERFECT PROPERTY

Before you take another step forward in this exciting buying process, we’d like you to stop for a moment and close your eyes.

Behind those closed lids, let your mind begin to virtually wander through your dream home.

Does it have a private lagoon pool? Is it surrounded by towering palm trees? Is it open and airy? Does it have a kitchen that might actually inspire you to enjoy cooking again? Does it have views of Disney’s spectacular nightly fireworks or is it perched on the 9th hole of a sprawling golf course?

Will it give you endless days of rest and reconnection with your family or will it serve this function for other families while becoming a fruitful rental investment for you?

Now… let’s start looking for that home.

Based on your preferences and purposes, we’ll begin by advising you on the best areas to start searching in. For our clients looking for vacation homes that may consider renting out when vacant, we will steer you towards communities zoned for short-term rentals.

There are four main counties that comprise the Disney area: Orange, Lake, Polk, and Osceola. Orange County forbids rentals for Single Family / Villa homes of less than 30 days. Osceola, Lake, and Polk Counties do not have such restrictions, however, many communities in these counties forbid short-term rentals.

If you are not planning to rent your property, the sky is the limit.

Most of the properties for sale as vacation rentals come with a heated swimming pool and most are sold fully furnished. Are you a golfer? We can always find some excellent homes in golfing communities.

In regards to the age of the home, we invite you to have an open mind. While new homes often come with anticipated lower repair costs and the freedom to choose floor plans, positioning, color schemes and furnishings, we believe that older homes in well-established, well-built communities can represent great value.

That being said, we work with the most reputable local builders and would be happy to help you if a new home is your preferred choice. You pay nothing for our professional services as we are paid by the seller/builder. We’ll use our experience in the market to negotiate the best possible price and terms for you.

It also makes sense to have someone help you through the entire process, which can be time consuming and frustrating at times, especially if you live outside the sunshine state.

Keep in mind; you will likely pay the same if not usually more when you go direct to any builder.
