June "journal" from the Resort Area Market... 

The June median price was unchanged from the previous month at $395,000 but was down 2.2% from the June 2024 median price of $403,900. A home changing hands in June did so at an average of 98.1% of its final listed price, higher than May and up from the 97.5% level achieved twelve months ago.  The average days that it took for a home to close during May were 135, which is 10 days higher than a year ago, whilst the average days a home spent on the market over the past 30 days was 91, which compares to an 82-day average over the past 12 months. The new total sales of 329 were the same as in May but were down from the 401 closings recorded in June 2024. The number of homes recorded as Pending- under offer/contract in the market stood at 535, down from the 644 total recorded in May. During June, 341 homes were withdrawn from the market, failing to attract buyers. Overall, the resort area inventory month on month fell back slightly during June at 3,765 homes, which compares to an increase of 8.6% on the 3,468 listings recorded on the market in June 2024. When considered against the sales pace, the markets' overall June inventory indicates an 11.4-month supply, down from an 11.5-month supply in May but considerably higher than the 8.6-month supply level we had in June  2024.   

Orlando...

Inventory for May was recorded at 13,957 homes, up 4.9% from April when inventory stood at 13,304. This is the highest inventory since January 2011.   Overall sales increased by 3.7% from April to May, whilst there were 2,459 sales during April and 2,551 in May. Pending sales rose 2.1% month on month with  4,238 closings. Homes spent an average of 68 days on the market, down slightly from 70 during April. The median home price for May was $390,000, up slightly from $389,900 in April. May's interest rate stood at 6.8%, up from 6.6% in April. New listings fell by 6.6%  with 4,208 new homes entering the market in May, compared to 4,503 in April.  There were 2,247 single-family homes sold during the month and  239 condos sold in May, down 8.1% from the 260 total condo sales in April. Distressed homes (bank-owned properties and short sales) accounted for 0.9% of all home sales during May. This is an 8.3% decrease from April, when 24 distressed homes sold. The Orlando area's supply of homes rose to 5.47 months in May, up 1.1% from 5.41 months in April.   

Florida ...

Closed sales of existing single-family homes statewide in May totaled 24,756, down 5.7% year-over-year, while existing condo-townhouse sales totaled 8,345, down 19.9% over May 2024. The statewide median sales price for single-family existing homes last month was $415,000, down 2.7% from the previous year, according to Florida Realtors Research Department data in partnership with local Realtor boards/associations. Last month's statewide median price for condo-townhouse units was $310,000, down 6.1% over the year-ago figure. On the supply side of the market, inventory (active listings) rose 28.8% year on year for both existing single-family homes and for existing condo-townhouse properties compared to May 2024. Single-family existing homes were at a 5.6-month supply last month, while condo-townhouse units offered a 10.3-month inventory level.

U.S... 

The national market reported a 0.8% increase in total existing-home sales month on month to a seasonally adjusted annual rate of 4.03 million which was conversely a  0.7% decrease year-over-year, of 0.7% (down from 4.06 million in May 2024).   The housing inventory was up 6.2% from April and 20.3% higher than in May 2024 at 1.28 million.  4.6-month supply of unsold inventory increased from 4.4 months in April to 3.8 months in May 2024. The 422,800 existing-home median price for all housing types was up 1.3% from the one-year-ago figure of $417,200.  Overall sales were 1.1% down to a seasonally adjusted annual rate of 3.67 million, up 0.3% from May 2024.    

According to Freddie Mac, the average 30-year fixed-rate mortgage was 6.81% on June 5th. This is a slight increase from 6.76% the previous week, but a decrease from 7.02% one year ago, according to Freddie Mac.
