May "mATH" from the Resort Area Market...

A home that closed in May achieved an average of 97.2% of its listed price, which was marginally up from both April and the percentage achieved 12 months ago. The resort market registered 349 closings in May, down from 362 in April but up from 329 in May 2025. The May resort-area median price was $381,900, down 0.8% from April and below the May 2025 median price of $395,000. The average number of days a home spent on the market in May was 119, compared to an 85-day average 12 months ago, whilst the average days to close stood at 145.  The total number of homes recorded as Pending—under offer/contract—stood at 604, down from 609 last month but still well above the 526 home pipeline recorded 12 months ago.   May sales activity also saw 318 homes withdrawn after failing to attract a buyer whilst listed, as the overall total inventory level stood at 3,390 listings, down marginally from 3,400 in April but 10.7% below the 3,795 level seen 12 months ago.  Current inventory totals, when considered against the existing sales pace, suggest a 9.7-month supply of available homes, up from 9.4 months in April but below the 11.5-month supply recorded in May 2025.

Orlando...

The Central Florida housing market showed continued signs of gradual rebalancing in April 2026. Overall residential sales across the region fell 2.7% month over month to 2,539 transactions in April, down from 2,608 in March. On a year-over-year basis, sales also slipped from 2,614 transactions in April 2025, representing a decline of about 2.9%.  By Property Type, Single-Family Homes sales were down 2.1% month on month to 2,006 closings, down from 2,048 in March and from 2,053 in April 2025. The median price for a single-family home stood at $440,119. The Townhome market experienced a sharper monthly decline of 4.8%, with sales falling to 533 from 560 in March, down from 561 transactions in April 2025. New listings increased 3.0% to 4,066 homes, suggesting a gradual return of seller activity even as demand cools at the margins. Active inventory stood at approximately 7,412 listingsMortgage rates ticked higher, with April averaging 6.3%, up slightly from the 6.2% level in March, according to Freddie Mac.

Florida...

Florida's statewide housing market posted encouraging results in April 2026, marking eight consecutive months of year-over-year sales growth. Single-family closed sales reached 24,129 (up 2.4% annually) while condo and townhouse sales rose  6.9% to 9,309 transactions. The statewide median single-family price held firm at $420,000 - 2.3% below Florida's all-time high — while condo prices were flat at $315,000. Inventory tightened slightly, with single-family supply at a 4.7-month level.  Pending sales rose, and the average of 12% indicated continued momentum through the summer. Active listings for both property categories decreased during April compared to a year earlier. Single-family existing homes were at a 4.7-month supply, while condo-townhouse properties sat at an 8.9-month supply.

U.S...

Existing-home sales rose 0.2% month-over-month in April, bringing the seasonally adjusted annual rate to 4.02 million units. Sales were flat year-over-year overall. Across the 51 metro areas surveyed.  April home sales grew 7.6% compared to March while year-over-year activity was largely unchanged, with sales up just 0.1%. The N.A.R reported a national median sales price of $417,800 during April — up 0.9% year-over-year and the 34th consecutive month of annual price appreciation.  Total homes for sale at the end of April stood at 1.47 million units, up 5.8% from March and up 1.4% from April 2025 — equivalent to 4.4 months of supply. The number of homes on the market was 4.6% higher than a year earlier, continuing  28 straight months of inventory growth.  Homes nationally took an average of 45 days to sell — five days fewer than in March but four days longer than a year ago, suggesting the market is gradually easing for buyers. Buyers paid 99% of the asking price in April — unchanged from March and from April 2025 — reflecting a market that is balanced but not yet firmly in buyers' favour nationally. First-time buyers accounted for 33% of April sales, up from 32% in March but down from 34% a year ago. Cash transactions made up 25% of all sales, unchanged year-over-year. Distressed sales of foreclosures and short sales represented 2% of total transactions. 

The average 30-year fixed rate mortgage in May was 6.18%, according to Freddie Mac, up from 6.05% in April but down from 6.65% a year ago.
