October "Oracle" from the Resort Area Market...
October's median price was down 1% from September at $385,800 and down 4.3% from the corresponding month in 2024, when the median price was $400,000. The average days it took for a home to sell and close in October was 134, up 2 days from September and 19 days from a year ago. The average number of days a home spent on the market over the last 30 days was 100, which compares to a 91-day average over the past 12-month period. The overall resort area saw 348 closings in October, up from 293 in September and 305 in October 2024. The number of homes recorded as Pending —under offer/contract—totalled 508, which is below the 533 total last month and 326, but above the 497 total in October 2024. A home that changed hands during October recorded an average of 97.7% of its final listed price, which was below both the 98.1% level in September and the 98.3% total being achieved twelve months ago. During September, the resort area recorded 414 homes withdrawn from the market after failing to attract a buyer whilst listed. The market's overall inventory level month on month rose from 3,519 in September to a revised 3,583 in October. Current total inventory levels, when compared with the pace of sales, indicate a 10.3-month supply of available homes, which is below the 12.4-month supply recorded in September and slightly below the 10.5-month supply recorded in October 2024.

September's interest rate was 6.1%, down from 6.4% in August and the lowest since September 2024. The median home price in Orlando was $378,000, down 1.3% from August's median home price of $382,950, and it was the third month in a row that median home prices have fallen. Inventories for September stood at 13,007, down 2.2% from August, when inventory was recorded at 13,306, and were the fourth month in a row of falling inventory levels. An Orl do area home spent an average of 72 days on the market, down from 75 in August. Pendin sales were up 3.0%, with 3,798 in September compared to 3,687 the previous month. Overall sales decreased 2.6% from August to September, with 2,306 closings in August and 2,245 sales in September. New listings rose 0.5% month on month, with 3,371 new homes on the market in September, compared to 3,353 in August. 1,793 single-family homes sold in September, down 0.8% from 1,808 sales in August, with a median price of $406,000. Meanwh e, 247 condos closed, down 12.4% from the 282 sales in August. The median condo home price was $205,000. 28 distressed homes (bank-owned properties and short sales) accounted for 1.2% of all home sales in September, a 3.4% decrease from August, when 29 distressed homes sold.

Closed sales of existing single-family homes statewide in September totaled 21,271, up 13.6% year on year, while existing condo-townhouse sales totaled 7,187, up 8% over September 2024, according to data from the Florida Realtors Research Department in partnership with local Realtor boards/associations. New pending sales of Florida single-family homes were up 7% year over year, and for condos and townhomes, they were up 6.6%. The statewide median sales price for existing single-family homes was $410,000, the same as a year ago, while the statewide median price for condo-townhouse units was $299,000, down 4.8% compared to September 2024. The supply side of the market showed that existing single-family homes had a 5.1-month supply in September, while condo-townhouse properties had a 9.1-month supply.

The nation's total existing home sales for September showed a 1.5% month-on-month increase in closings to a seasonally adjusted annual rate of 4.06 million, with a 4.1% year-on-year increase. Invento y was at 1.55 million units with total housing inventory, up 1.3% from August and 14.0% higher than the September 2024 level of 1.36 million, with the supply of unsold inventory showing no change from August but up from 4.2 months in September 2024. The median sales price in September was $415,200, up 2.1% from the one-year-ago level of $406,700, marking the 27th consecutive month of year-over-year price increases. Single-family and condo/co-op sales recorded a 1.7% increase in sales to a seasonally adjusted annual rate of 3.69 million, up 4.5% from September 2024. The median home price was $420,70 in September, up 2.3% from last year. Condoms showed no change month on month or year on year, remaining at a seasonally adjusted annual rate of 370,000 units. And a median price of $360,300, down 0.6% from September 2024.
Mortgage rates averaged 6.59% for a 30-year fixed loan in September, down from 6.72% in July, according to Freddie Mac.
