April "answers" from the Resort Area Market
The resort area market saw 362 closings in April, slightly down from 368 in March but similar to the 361 closings in April 2025. The April resort-area median was unchanged from March at $385,000 but was down from April 2025, when it was $399,000. The total number of homes recorded as Pending—under offer/contract—totaled 609, up from 588 last month and well above the 548-home pipeline recorded a year ago. The average number of days a home spent on the market during April was 109, compared to a 101-day average 12 months ago. A home that closed in April achieved an average of 97.1% of its final listed price, unchanged from March and unchanged from the level achieved 12 months ago. The April market saw 348 homes withdrawn after failing to attract a buyer whilst listed, whilst overall total inventory totaled 3,400 homes, up from 3,335 in March but below the 3,738 level seen 12 months ago. Current inventory levels, when reviewed against the pace of sales, suggest a 9.4-month supply of available homes, up from 9.1 months in March but below the 10.3-month supply recorded in April 2025.
Orlando
The market Median Sales price stood at $385,000, whilst total Inventory was up slightly to 12,010 listings, a 0.3% increase from March. The Months of Supply level fell to 5.09 from 6.34 months. The average Days on Market was 77 days, a fall from 83 days in March. Interest Rates across the market stood at 6.2%, up from 5.9% in March. Bank-owned properties and short sales accounted for 1.2% of all sales transactions during the month, a 27.3% month-on-month increase. New listings overall rose 8.9% from the previous month.
Florida
Existing Single-Family Homes recorded 24,497 closed sales during the month, up 5.9% year-over-year, with a median price of $420,000, up 1.8%. Condos & Townhomes achieved 9,423 closed sales, a rise of 12% year-on-year, with a median price of $315,000, unchanged from last year. Inventory Levels declined roughly 7.7% from the same time last year, keeping the single-family market in "seller's" territory at a 4.8-month level of supply. The statewide average time for a home to sell was 77 days, up 5 days from a year ago. Statewide buyers were typically paying 96.4% of the original listed price, up slightly from March.
U.S.
Total Existing-Home Sales across the Nation fell 3.6% month-over-month to a seasonally adjusted annual rate of 3.98 million, a 1.0% decrease in sales from the corresponding month last year. March inventory of 1.36 million units was up 3.0% from February and 2.3% from March 2025. A 4.1-month supply of unsold inventory was up from last month's 3.8 months and from 4.0 months a year ago. The median existing-home price for all housing types was $408,000, up 1.4% from one year ago ($403,100)—the 33rd consecutive month of year-over-year price increases. Single-Family Homes recorded a 3.5% decrease in sales month-over-month to a seasonally adjusted annual rate of 3.63 million, down 0.3% from March 2025. The median home price of $412,400 was up 1.3% from last year. Condominiums and Co-ops saw a 5.4% decrease in sales month-over-month to a seasonally adjusted annual rate of 350,000, down 7.9% from last year. Prices in this market sector were up 2.3% from March 2025.
The average 30-year fixed rate mortgage in April was 6.18%, according to Freddie Mac, up from 6.05% in March but down from 6.65% a year ago.
