Single-family and custom homes
Choices range from conventional resort homes to large custom estates, often with private pools, cinema or game rooms, golf outlooks and extensive guest capacity.
Reunion, Florida · Golf, water park and diverse ownership
Team Donovan’s detailed guide to one of Central Florida’s most layered resort communities—single-family homes, villas and condos, three signature golf courses, a five-acre water park and property-specific club membership.
Community overview
Reunion is not a single-plan subdivision. It is a large residential resort with condominium buildings, attached villas, traditional homes, luxury pool homes and custom estates spread across named neighborhoods and golf-course settings.
The resort’s scale creates choice but also complexity. Associations, maintenance coverage, dues, rental patterns, membership, outlook and buyer competition can change from one neighborhood to the next.
The most important misconception is that every address automatically carries identical club privileges. Membership and access must be verified property by property, in writing, before a buyer relies on golf, water-park or other member amenities.
Property choices
Choices range from conventional resort homes to large custom estates, often with private pools, cinema or game rooms, golf outlooks and extensive guest capacity.
Attached options can offer residential scale with less exterior upkeep. Confirm legal form, association coverage, parking, outdoor space and rental eligibility.
Condo neighborhoods provide multiple bedroom counts, building styles and outlooks. Compare floor, elevator access, balcony, reserves, insurance and rental setup.
Reunion includes many named subdivisions and condominium associations. Legal description, current MLS record and governing documents should lead every comparison.
Resort amenities
Reunion is known for courses associated with Jack Nicklaus, Arnold Palmer and Tom Watson. Golf access, booking and charges depend on current club terms.
Current resort materials promote a waterslide, cabanas, food service and a 1,000-foot lazy river, alongside pools elsewhere in the resort.
Dining venues, fitness, tennis, pickleball, footgolf and other recreation broaden the experience. Availability, reservations and fees can change.
Membership, guest access, benefits, blackout dates, reservations, charges and amenity operations can change. Confirm the specific property’s current status directly.
Getting around
Planning estimates only. Resort gates, internal roads, I–4 and attraction traffic can materially affect travel.
Verified 2026 ownership layers
Master HOA, child association or condominium, parcel-specific CDD, optional property-specific Club membership and any selected management agreement must be reviewed separately.
Verified examples include Centre Court Ridge at $768 monthly local and a reviewed Seven Eagles 3-bedroom unit at $1,130 monthly local. These examples do not apply resort-wide.
Reunion East or West CDD varies by parcel. Confirm the current tax bill rather than using a resort-wide estimate.
Official 2026 dues apply only where the property is eligible and the Club approves the membership. Not every home or condo has an active or transferable membership.
Owners may self-manage, use Reunion Resort’s on-site program or appoint another local property manager. Management choice does not establish Club membership or guest access.
Bear’s Den has a separate 1.5% Residence Club transfer fee. Platinum eligibility and rental-guest access must be confirmed for the exact property.
Ownership intelligence
| Master and child association | Current Reunion master assessment is $124 monthly plus the applicable neighborhood or condominium assessment. Confirm the legal subdivision, phase, maintenance coverage and both estoppels. |
|---|---|
| CDD | Reunion East or West CDD is parcel-specific and collected through the tax bill. Confirm the current parcel record. |
| Club membership | Membership is separate from HOA and generally optional/property-specific. Official 2026 schedule lists $15,000 initiation, $500 Gold monthly dues and $925 Platinum monthly dues, subject to property eligibility and Club approval. |
| Conditional Club charges | Official schedule also lists a $200 lessee fee, $250 re-designation fee and $3,000 transfer-between-properties charge, with applicable taxes and a 3.5% card-processing fee. |
| Property management | Management is optional. Owners may self-manage, use the on-site Reunion program or hire another local manager. Review any voluntarily signed agreement, bookings, owner use, commissions and termination terms. |
| Vacation rental | Master rules permit short- and long-term leasing without master approval, but child-association, licensing, Club and rental-program terms may differ. |
| Pets | Master guidance states a 60-pound limit for homes and 35-pound limit for condominiums, with breed restrictions. Child-association documents may add restrictions. |
| Condition and contents | Inspect roof or association coverage, HVAC, plumbing, electrical, appliances, pools, balconies and rental wear; document exactly what furnishings and equipment convey. |
| Special products | Bear’s Den has a separate 1.5% Residence Club transfer fee. Neighborhood-specific examples must not be generalized across Reunion. |
