July “journal” from the Resort Area Market...
Julys total sales of 342 were up on the 329 closings recorded in June but down from the 412 closings recorded in July 2024. The number of homes noted as Pending- under offer/contract stood at 519, which is down from the 535 total last month. The July median price was again unchanged from the previous month at $395,000, but was down 1.1% from the July 2024 median price of $400,000. The average days that it took for a home to sell and close during July was 129, which is 17 days up from a year ago, whilst the average days a home spent on the market over the past 30 days was 81, which compares to an 84-day average over the last 12 months. A home changing ownership in July did so at an average of 98.0% of its final listed price, which is slightly down from June but the same level as was being achieved twelve months ago. During July, the market saw 416 homes withdrawn from the sale, having failed to attract a buyer whilst listed. The overall resort area inventory month on month fell back slightly during July from 3,765 in June to 3,618 listings in July. July's overall inventory, when reviewed against the pace of sales, indicates a 10.6-month supply overall, which is down from the 11.4-month supply in June but higher than the 7.7-month supply in July 2024.

New listings fell 8.4% from May to June, with 3,854 new homes entering the market during June, compared to 4,208 in May. Total Inventory for June stood at 13,793, down 1.2% from May when inventory was recorded as 13,957. Overall sales decreased 1.5% from May to June, with 2,551 sales during May and 2,513 sales in June. Pending sales were down 6.2%, with 4,238 in May and 3,976 the previous month. Homes spent an average of 67 days on the market, which was down slightly from 68 in May. The median home price for June stood at $390,000, which was unchanged from May. June’s interest rate was recorded at 6.7%, down from 6.8% in May.
Florida
In June, closed sales of existing single-family homes statewide rose 2.8% compared to a year ago, according to Florida Realtors®’ latest housing data. Continuing trends seen over the past few months, Florida’s housing market also reported higher inventory levels and easing median sales prices in June. Last month, closed sales of existing single-family homes statewide totaled 23,827, up 2.8% year-over-year, while existing condo-townhouse sales totaled 7,809, down 6.4% over June 2024, according to data from Florida Realtors Research Department in partnership with local Realtor boards/associations. On the supply side of the market, single-family existing homes were at a 5.6-month supply in June, while condo and townhouse properties were at a 10-month supply for both timeframes.

The nation recorded a 2.7% decrease in total existing-home sales month-over-month to a seasonally adjusted annual rate of 3.93 million. There was no change in sales year-over-year. Total housing inventory was down 0.6% from May and increased 15.9% from June 2024 (1.32 million). $435,300: The Median existing-home price for all housing types was $435,300, up 2% from the one-year-ago figure of $426,900. A 2.7% decrease in total existing-home sales month-over-month to a seasonally adjusted annual rate of 3.93 million, with no change in sales year-over-year. Single-family homes in June recorded a 3% decrease in sales to a seasonally adjusted annual rate of 3.57 million, up 0.6% from June 2024. $441,500 was the median home price in June, up 2% from June 2024. Condominiums and co-ops in June were at a seasonally adjusted annual rate of 360,000 units, which was down 5.3% from June 2024. The median price was $374,500, up 0.8% from June 20244, while overall sales recorded a 3% decrease to a seasonally adjusted annual rate of 3.57 million, up 0.6% from June 2024. The median home price in June was $441,500, up 2% from June 2024. Market supply stood at a 4.7-month supply of unsold inventory, up from 4.6 months in May and 4 months in June 2024.
6.75% was the average 30-year fixed-rate mortgage as of July 17th, according to Freddie Mac, up from 6.72% one week before but down from 6.77% one year ago.
