August  "arithmetic"  from the Resort Area Market... 

The August median price was down % from the previous month at $390,000, but also down 1.2% from the August 2024 median price of $400,000.  The average number of days it took for a home to sell and close during August was 131, which is 17 days up from a year ago. Meanwhile, the average number of days a home spent on the market during the past 30 days was 93, compared to the 86-day average achieved over the past 12 months. The August total of 291  closings was down from the 342 closings in July and also below the 326 closings recorded in August 2024.  The number of homes detailed as 'Pending- Under Offer/Contract' stood at 499, down from 519 total last month and 326 pending in August 2024. A home changing hands during August did so at an average of 98.0% of its final listed price, which was unchanged from July and remained little changed from the level achieved twelve months prior.  During August, the market saw 359 homes withdrawn from the market, having failed to attract a buyer while listed.  The Resort area's overall inventory level, month on month, was little changed from 3,609 in August compared to the 3,618 listings in July.  August's total inventory level, when considered in relation to the current pace of sales, indicates a 12.4-month supply of available homes, which is up from a 10.6-month supply in July and also higher than the 9.7-month supply level recorded in August 2024.   

Orlando... 

A total of 2,025 single-family homes sold in July, up 2.3% from 1,979 sales in June. The median home price in Orlando was $425,000. There were 2,067 single-family home sales. Condo sales of 266 in July were down 5.3% from 281 sales in June. The median home price was $193,700A total of 311 condos were sold in July 2024. 21 distressed homes (bank-owned properties and short sales) accounted for 0.8% of all home sales during July, which is19.2% decrease from June, when 26 distressed homes sold. July's interest rate was recorded at 6.5%, down from 6.7% in June, and is the lowest interest rate they have had in 2025.  Overall sales increased 1.5% from June to July, with 2,513 sales in June and 2,551 sales in July. Inventory for July stood at 13,557, down 1.7% from June when inventory was recorded at 13,793.  New listings fell 1.7% month on month, with 3,788 new homes on the market, compared to 3,854 in June. Pending sales decreased 5.2%, with 3,976 in June and 3,771 in July. Homes spent an average of 69 days on the market, which was up slightly from 67 in June.  The Orlando area's overall inventory was down 1.7% from June to July. Inventory in June was 13,793, and inventory in July was 13,557. The supply of homes fell to 5.3 months, down 3.2% from 5.4 months in June. In July 2024, the supply level reached a 4.2-month high.  The number of new listings decreased from June to July by 1.7% down from 3,854 homes to 3,788.   

Florida... 

Florida's housing market in July mirrored trends seen over the past several months with no significant shifts, according to Florida Realtors®' latest housing report. Closed sales of existing single-family homes statewide last month dropped 2.8% compared to July 2024.  Last month, the number of closed sales of existing single-family homes statewide totaled 22,707, down 2.8% year-over-year. In contrast, existing condo-townhouse sales totaled 7,381, down 11.8% over July 2024, according to data from Florida Realtors Research Department in partnership with local Realtor boards/associations.  The statewide median sales price for single-family existing homes in July was $410,000, down 1.7% compared to a year ago, while the statewide median price for condo-townhouse units was $295,000, down 6.3% from July 2024. On the supply side of the market, single-family existing homes were at a 5.4-month supply in July 2025, while condo-townhouse properties offered a 9.6-month level of supply last month.  

 U.S...  

The nation experienced a 20% month-over-month increase in total existing-home sales to a seasonally adjusted annual rate of 4.01 million, representing a 0.8% year-over-year rise in sales. Total housing inventory was up 0.6% from June and increased 15.7% from the July 2024 level of 1.34 million.  The market offered a 4.6-month supply of unsold inventory, down from 4.7 months in June and up from 4 months in July 2024.  The median existing-home price for all housing types was $422,400, up 0.2% from the one-year-ago level of $421,400.  Single-family and condo/co-op sales rose 2.0% to a seasonally adjusted annual rate of 3.64 million, up 1.1% from July 2024.  Total sales recorded a 2.8% increase month on month to a seasonally adjusted annual rate of 370,000 units, down 2.6%.   

The average 30-year fixed-rate mortgage was 6.72% in July, according to Freddie Mac, down from 6.82% in June and 6.85% one year ago.
