ORLANDO REAL ESTATE MARKET NEWS - November 2025 - Published - 1st December 2025

November “numbers” from the Resort Area Market. 

The median price in November was down 0.3% from the previous month, settling at $389,000, a 3.7% decrease from the November 2024 median price of $399,990.

  • Pending Sales: The number of homes recorded as Pending (under offer/contract) stood at 511, marginally changed from the 508 total last month, but much higher than the 295 total in November 2024.
  • Sales Price vs. List Price: Homes sold during November recorded an average of 97.6% of their final listed price, down slightly from October's 97.7% and unchanged from the level achieved 12 months ago.
  • Time on Market: The average time to sell and close a home in November was 137 days, which is up 21 days from a year ago. Meanwhile, the average time a home spent on the market during the past 30 days was 101 days, compared to the 94-day average over the past 12 months.
  • Closings: Total closings in November were 326, down from 348 in October but up from the 283 closings recorded 12 months ago.
  • Inventory: During November, 324 homes were withdrawn from the market after failing to attract a buyer. The overall Resort Area inventory level remained relatively stable month-over-month, with 3,557 listings in November compared to 3,583 in October.
  • Months of Supply: When considered against the pace of sales, the November inventory indicates a 10.9-month supply of available homes. This is up from a 10.3-month supply in October but down from the 11.4-month supply recorded in November 2024.

Orlando Market Update

The interest rate in Orlando for October was 6.0%, down from 6.1% in September, marking the lowest rate since September 2024.

  • Listings & Sales: New listings rose 9.0% month-over-month, with 3,676 new homes entering the market in October compared to 3,371 in September. Overall sales increased by 4.0%, with 2,335 sales in October compared to 2,245 in September.
  • Inventory: Inventory for October was recorded at 13,047, up 0.3% from September's 13,007.
  • Prices & DOM: The median home price for October was $380,000, up 0.5% from September’s $378,000. Homes spent an average of 77 days on the market (DOM), up from 72 in September.
  • Pending Sales: Pending sales decreased 3.9%, with 3,648 in October compared to 3,798 in September.
  • Single-Family Homes: There were 1,868 single-family homes sold in October (up 4.2% from 1,793 in September) with a median price of $415,000. In comparison, 1,673 single-family homes sold in October 2024.
  • Condos: There were 258 condos sold during the month (up 4.5% from 247 in September) with a median price of $185,000. Comparatively, 219 condos sold in October 2024.
  • Distressed Properties: There were 26 distressed homes (bank-owned properties and short sales), accounting for 1.1% of all sales. This is a 7.1% decrease from September, when 28 distressed homes were sold.
  • Supply: The supply of homes fell to 5.6 months in October, down 3.6% from 5.8 months in September.

Florida Statewide Overview

According to data from the Florida Realtors Research Department, closed sales of existing single-family homes statewide totaled 21,191 last month, up 13.8% year-over-year. Existing condo-townhouse sales totaled 7,223, up 11.1% over October 2024.

  • Median Prices: The statewide median sales price for single-family existing homes in October was $411,105, down 0.9% compared to a year ago. The median price for condo-townhouse units was $300,000, down 4.8% from October 2024.
  • Supply: Single-family existing homes sat at a 5.1-month supply, while condo-townhouse properties were at a 9.3-month level of supply.

U.S. National Market

The nation's total existing-home sales for October showed a 1.2% increase month-over-month to a seasonally adjusted annual rate of 4.10 million, which represents a 1.7% increase year-over-year.

  • Inventory: October inventory stood at 1.52 million units. Total housing inventory was down 0.7% from September but up 10.9% from October 2024 (then 1.37 million). There was a 4.4-month supply of unsold inventory, down from 4.5 months in September and up from 4.1 months in October 2024.
  • Pricing: The median sales price in October was $415,200 for all housing types, up 2.1% from one year ago ($406,800) – the 28th consecutive month of year-over-year price increases.
  • Single-Family Homes: Sales increased 0.8% to a seasonally adjusted annual rate of 3.71 million, up 1.9% from October 2024. The median home price stood at $420,600, up 2.2% from last year.
  • Condos & Co-ops: Sales increased 5.4% to a seasonally adjusted annual rate of 390,000, unchanged from October 2024, with a median price of $363,700, up 0.9% from October 2024.
  • Mortgage Rates: According to Freddie Mac, mortgage rates averaged 6.26% for a 30-year fixed loan in November, down from 6.72% in October.
