September “summary” from the Resort Area Market...
The September median price was down 0.3% from the previous month at $389 and also down 3.1% from the September 2024 median price of $400,000. The average days that it took for a home to sell and close during September was 132, which is 18 days Higher than a year ago, whilst the average days a home spent on the market during the past 30 days was 110, which compares to the 89-day average achieved over the past 12 months. September's total closings of 283 were down slightly from the 291 closings in August and also below the 340 closings recorded in September 2024. The number of homes detailed as Pending- under offer/contract stood at 533 which is up from the 499 pipeline total last month and a 530 total in September 2024. A home changing hands during the month did so at an average 98.1% of its final listed price which was up slightly on the 98.0% level in August and little changed from the level being achieved twelve months ago. During September the market saw 338 homes withdrawn from the market having failed to attract a buyer whilst listed. The Resort area overall inventory level month on month was down at 3519 compared to September 3,609 in September. The current months total inventory level when considered against pace of sales indicates a 12.4 month supply of available homes which is up unchanged from August but up from the 9.7 month supply recorded in September 2024.

Overall sales decreased by 9.6% from July to August with 2,551 sales in July compared to 2,306 sales in August. Inventory for August was recorded at 13,306, down 1.9% from July when inventory was recorded at 13,557. New listings fell 11.5% from July to August, with 3,353 new homes on the market in August, compared to 3,788 in July. Pending sales decreased 2.2%, with 3,687 in August compared to 3,771 in July. Homes spent an average of 75 days on the market (DOM) in August up from 69 in July. The median home price for August was recorded at $382,950, down 1.8% from July’s median home price of $389,999. 1,808 single-family homes sold in August, down 10.7% from 2,025 sales in July. The median home price was $415,000. There were 2,102 single-family homes sold in August 2024. 282 condos closed during the month, up 6.0% from 266 sales in July. The median home price was $200,000. There were 301 condos sold in August 2024. 29 distressed homes (bank-owned properties and short sales) accounted for 1.3% of all home sales in August. This is a 52.8% increase from July, when only 21 distressed homes sold. Orlando area inventory fell 1.9% from July to August. Inventory in July was 13,557, and inventory in August was 13,306. The supply of homes went up to 5.7 months, up 8.6% from 5.31 months in July. In August 2024, there was a 4.34 month supply of homes on the market.

Closed sales of existing single-family homes in Florida decreased 3.9% year-over-year in August 2025, totaling 21,798 transactions. Existing condo/townhouse sales declined 6% compared to August 2024, totaling 7,424 transactions. The statewide median sales price for single-family existing homes was $410,000, down 0.4% from August 2024. The statewide median price for condo/townhouse units was $290,000, down 6.5% from August 2024. Homes are taking longer to sell, averaging 60 days on the market, 7 days longer than last year. New-home sales in the South region, which includes Florida, rose 24.7% from July to August 2025. The median sales price for a new home nationwide was $413,500 in August, up from $395,100 in July and 1.9% higher than a year ago. Single-family existing homes had a 5.3-month supply, while condo/townhouse properties had a 9.3-month supply.

NAR Home Sales for August 2025 indicated a slight dip in sales of previously owned homes, reaching a seasonally adjusted annual rate of 4.00 million units, down 0.2% from July's unrevised 4.01 million. This sales pace was the slowest since June but marked a 1.8% increase compared to August of the previous year. Single-family existing home sales decreased 0.3% to 3.63 million units, while multi-unit home sales remained unchanged at 370,000. The national median sales price rose 2.0% year-over-year to $422,600, marking the 26th consecutive month of annual price increases and the highest median sales price for August on record. Affordability challenges, despite a late-summer decline in mortgage rates to a 10-month low of 6.26%, continue to impact the market. The total inventory of homes for sale dipped 1.3% from July to 1.53 million units, representing a 4.6-month supply. 28% of transactions were all-cash, down from 31% in July. Investor purchases increased slightly, accounting for 21% of transactions compared to 20% the previous month. First-time buyers remained at 28% of closings, unchanged from July.
Mortgage rates averaged 6.5% for a 30-year fixed loan in August, down from 6.72% in July, according toFreddie Mac.
