BUYING IN REUNION

Reunion Fees & Membership

Understand the association costs, CDD assessments and Club membership for the property you are considering.

These are separate costs. A listing’s HOA figure may include some layers and exclude others, so check what is included before adding them together.

Association fees

Start with the master association, then check the exact neighborhood, condominium or building assessment. Completed homes, vacant lots and different condo billing classes can have different charges.

Reunion master association

2026 assessment; add the applicable local association costs separately. Encore has a different POA structure.

Why there is no single HOA fee for all Reunion properties

A home, condo and vacant lot can have different assessment schedules. Some advertised amounts combine local and master assessments; others list them separately. Use the property’s current association schedule and estoppel to avoid counting the same fee twice.

At Reunion Grande, assessment billing classes are not necessarily the same as a marketing floor-plan name. At Seven Eagles, one-bedroom and three-bedroom units should be checked separately. At Spectrum, confirm the applicable condo or townhome phase, elevator category and Club obligations. For The Villas, confirm the legal association and phase rather than relying on the street name alone.

Ask for the regular assessment, special assessments, services included and any pending adopted change. Current local amounts are property-specific; we will confirm the schedule for the home you choose.

One-time association and closing charges

Check master and local administration, transfer, working-fund, estoppel and any property-specific residence-club charges separately. The applicable amounts and responsible party must be confirmed for the exact sale. Ask for the exact property’s closing demand rather than assuming one capital contribution applies throughout Reunion.

CDD assessments

CDD assessments are a separate layer shown on the property tax bill. Identify the property’s district, classification and applicable debt assessments; the district name is not a substitute for checking the parcel.

Reunion East — adopted FY2027 operating assessments

Multi-family: $713.18 per unit per year. Single-family: $950.91 per unit per year. These are operating assessments only, not the total parcel CDD charge. Applicable debt assessments are additional.

Reunion West and parcel-specific debt amounts should be checked against the current district schedule and tax bill. Older FY2026 figures are not presented as current totals.

Reunion Club membership

Reunion Club membership is separate from HOA and CDD charges. Eligibility, the available tier, transfer requirements and access must be confirmed for the specific property. Ownership or use of a rental manager alone does not establish Club access.

Platinum availability and purchasing a membership property

From July 1, 2026, Platinum is closed to general future enrollment. Existing members retain their status. A purchaser acquiring a property with an active Platinum membership may remain eligible to elect that tier, subject to Club approval; other future members and upgrades can be waitlisted.

Owner, guest and vacation-rental access

Confirm which people can use the membership, what guest registration is required and any usage charges for the intended stay. Club access, CDD amenities, neighborhood amenities and a rental-management contract are distinct. Check the property’s active position and the current rules before relying on an advertised amenity.
