August  "arithmetic"  from the Resort Area Market... 

The August median price was down % from the previous month at $390,000, but also down 1.2% from the August 2024 median price of $400,000.  The average number of days it took for a home to sell and close during August was 131, which is 17 days up from a year ago. Meanwhile, the average number of days a home spent on the market during the past 30 days was 93, compared to the 86-day average achieved over the past 12 months. The August total of 291  closings was down from the 342 closings in July and also below the 326 closings recorded in August 2024.  The number of homes detailed as 'Pending- Under Offer/Contract' stood at 499, down from 519 total last month…
