The project’s preliminary subdivision plan has been approved by the Osceola County Development Review Committee. All engineering plans for MargaritaVillage still have to be approved by the county before construction can begin in the second half of 2016.  MargaritaVillage is being built on the site of the old Splendid China attraction that closed in 2003
The retail space and other amenities, including the water park, are scheduled to open in early 2017, and be complete by mid-year. The full build-out of vacation rental homes will be completed by 2021. Encore Capital Management, the project developer, says the community should attract people looking for a second home or vacation rental properties to manage.Â
Encore already has roots in Central Florida. The company was behind much of the vacation home construction in the nearby Reunion development. Encore's managing director, Jim Bagley, says that development runs at an 85 percent occupancy rate.Â
Margaritaville currently has themed hotel resorts in Hollywood Beach, Pensacola, Bossier City, Louisiana. and Pigeon Forge, Tennessee.Â
